Resale Procedures

  1. When selling a unit, the co-owner shall follow these procedures:
  2. Each co-owner shall notify the Board of Directors, in writing, of an intention to sell his/her unit.
    1. The co-owner may display a “For Sale” or “Open House” sign only under the following criteria:
    2. One (1) within the unit.
    3. Open House signs may only be displayed outside or in reasonable proximity to the subject unit only while someone is in attendance at the unit.
    4. Signs shall be of size and height so as to conform to local ordinances. In the absence of an ordinance restricting size, the sign shall not exceed 24 inches by 36 inches. The sign content shall be limited to:
      1. For Sale Statement
      2. Telephone number of owner or agent
  3. Only during an Open House may a sign be displayed at the entrances of the Association or in front of a unit and then only for a maximum of six (6) hours a day.
  4. Upon signing an Offer to Purchase, the co-owner or agent shall notify the Board of Directors through the Management Company by submitting a statement indicating the name of the new co-owner and all pertinent information.
  5. The Management Company will review the status of the seller’s account with the Association prior to closing. All obligations to the Association must be satisfied prior to closing. In the event of delinquency or default, remedies will be pursued in accordance with Article XI Section 1 of the River Pines of Farmington Bylaws.
  6. The Management Company will notify the purchaser of the status of the Association dues, restrictions, by-laws and current policies of the Board of Directors.  The Management Company will verify that the purchaser has received a copy of the Master Deed and a certificate of Association insurance from the seller, etc. as stated above.
  7. Should the sale of the unit not be consummated, the Board, through the Management Company shall be so advised.
  8. Immediately upon the acceptance of an offer to purchase, the co-owner or agent shall remove all signs. 
  9. All communication regarding the resale of a unit shall be in writing and directed to the Board of Directors of the Association through the current Management Company.
