Satellite Dish Policy
Overview
The
purpose of the Satellite Dish Installation Policy is to maintain a favorable
appearance in the River Pines development through an approval process for the
placement, installation, type of satellite dish, and to assure the structural
integrity of the common area on which the satellite dish may be mounted.
Co-owners who want to install a satellite dish at their unit will be required to
get Association approval prior to installation. Application Process
Prior to installation, the co-owner will present the following in writing to the
Architectural Committee:
- The location for mounting the satellite dish
- The size of the satellite dish
- Specifications for installation by the manufacturer
- Specifications for installation by the installer
- The location for entry of the wiring into the unit
The co-owner must sign the Modification Request form.
There are two options for satellite dish installation.
Option A - Specifications for General Common Element installation
Installation plans will be reviewed individually using the following
considerations:
- Chimney mounting/wooden construction
- Only satellite dishes of approximately 18 inches will be approved
- Chimney mounting should be according to manufacturer’s instructions
The following conditions will be included where feasible:
- If necessary a 2x8 wooden plate can be mounted around the four sides
of the width of the chimney
- Satellite dish brackets will be attached to the wooden plate
- The wiring will be placed in the least conspicuous manner along the
chimney lines and roof and enter the unit in the shortest, least
noticeable location possible
- The wood mounting and bracket arm should be painted to blend with the
chimney so as to be inconspicuous

- The chimney mounting should be according to manufacturer’s
instructions
- All mounting hardware and supports must be painted to conform with
the surrounding structure
- Other mounting locations will be reviewed and approved on a case by
case basis
Option B - Specifications for Limited Common Element Installation
- The co-owner will only be allowed to install the satellite dish on
a limited common element, i.e., deck, patio, etc.
- Prior to installation, the co-owner must submit to the Board a
detailed drawing which reflects the size and color of the dish and the
exact location where the dish is to be placed
- The Board of Directors reserves the right to review each request
on an individual basis and will render their decision on dish
placement
Guidelines The co-owner will be required to utilize a
reputable company for the dish installation. The contractor should be
licensed and insured.
The co-owner must comply with all city and state guidelines relative
to dish installation and use and pull permits where applicable.
The co-owner will be responsible for all maintenance, repair and
replacement of the satellite dish, as well as any damages incurred to
the buildings and grounds as a result of the installation and removal.
Subject to the approval of the Board of Directors, a purchaser of a
unit may be required to remove the dish.
Satellite dish installation must be done in a manner so as not to
distract or create a nuisance for neighboring units.
The resident should install a mouse cover over the satellite dish
which reduces the need to remove accumulated snow and ice from the
satellite dish during the inclement weather.
The color of the mouse cover should match the surrounding décor so as
to be inconspicuous.
