Satellite Dish Policy

 

If a resident desires to install an over the air reception device (satellite dish antenna) that is one meter or less in diameter and it will be installed either within the unit or within the unit’s assigned limited common elements and the installation will not involve the penetration of any general common element, no prior Board approval is required.

            All other antenna installations shall require the advance written approval of the Board of Directors.  Requests shall be directed to the Architectural Committee and shall include all of the following:

  1. The location for mounting the satellite dish.
  2. The size of the satellite dish.
  3. Specifications for installation by the manufacturer.
  4. Specifications for installation by the installer.
  5. The location for entry of the wiring into the unit.
  6. Fully completed and executed Consent to Alteration Agreement.

 

The Architecture Committee will require compliance with the following for chimney mounting/wooden construction:

 

  1. Only satellite dishes of approximately 18 to 24 inches will be approved.
  2. Chimney mounting shall be according to manufacturer’s instructions.
  3. If necessary, a 2x8 wooden plate must be mounted around the four sides of the width of the chimney.
  4. Satellite dish brackets shall be attached to the wooden plate.
  5. The wiring will be placed in the least conspicuous manner along the chimney lines and roof and enter the unit in the shortest, least noticeable location possible.
  6. The wood mounting and bracket arm should be painted to blend with the chimney so as to be inconspicuous

 

For Chimney mounting/brick construction:

  1. The chimney mounting shall be according to manufacturer’s instructions.
  2. All mounting hardware and supports must be painted to conform to the surrounding structure.
  3. Other mounting locations will be reviewed and approved on a case by case basis

For all installations:

1.      The co-owner will be required to utilize a reputable company for the dish installation.

2.      The contractor must be insured.

3.      The co-owner will be responsible for all maintenance, repair and replacement of the satellite dish, as well as any damages incurred to the buildings and grounds as a result of the installation and removal.

4.      Satellite dish installation must be done in a manner so as not to distract or create a nuisance for neighboring units.
