River Pines History
Construction began on the River Pines Condominium project in
1987 by Italo American of Farmington Hills, Michigan. The site
had an abundance of pine trees and many were saved during the
construction. The first units were built on Blue Spruce, River
Pines Drive and River Ridge Trail. The first unit occupied was
on Blue Spruce in 1988. The last unit occupied was on Lone Pine
Lane in 1999. It took 11 years to complete construction of the
355 units.
The legal name of our complex is River Pines of Farmington
Condominium. River Pines of Farmington Condominium Association
is the corporation which is responsible for the administration
of the affairs of the Condominium. A second association existed
from the beginning of construction in 1988 until the end of 2003
and was referred to as the Community Association. This
Community Association was closed and all assets were turned over
to the River Pines of Farmington Condominium Association in
December of 2003. The Community Association was a Planned
Residential Development (PRD) between the City of Farmington
Hills, Fenton/Indian Creek Development Company and
Italo-American Condominium Corporation. Each of these was
governed by separate Bylaws. The only reason the Community
Association was formed was to deal with the possibility that
River Pines of Farmington might be developed as several separate
but interrelated condominium projects.
As a homeowner, you have a right to privacy and the use of your
property. However, as a member of this Association, you have a
responsibility to respect the rights of your neighbors and
fellow Association members in their privacy and the use of the
common areas and the community facilities.
